La Mirage Condominiums
COMMUNICATIONS:
By submitting, you authorize La Mirage Condominiums to send text messages with reservation updates and other information pertaining to their transaction. Message/data rates apply. Consent is not a condition of purchase. By making your reservation at La Mirage Condominiums. We will send you updates about your reservation. Message and data rates may apply, depending on your mobile phone service plan. At any time you can get more help by replying HELP to these texts, or you can opt out completely by replying STOP. RENTAL REQUIREMENTS
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees. All parties must be 25 years of age or older unless accompanied by a parent.
BOOKING POLICY: All Reservations
For any reservations created 15 days prior to arrival, reservations can be secured for a payment in the amount of 50% at the time of booking and the remaining 50% due 15 days prior to arrival. All reservations created within 15 days of arrival are subject to all monies paid at the time of booking. All reservations should have a 24-hour grace period after booking with no cancellation penalties.
PAYMENT TERMS
Short-Term Rentals (29 Days or Less)
Deposit due upon booking for Short-Term Rentals is 50% of the total stay due at the time of booking. Final payment of the remaining 50% of the total reservation cost will be due 15 days before your scheduled check in date for your vacation rental. Personal Checks are not accepted for the remaining balance due. Reservation must be guaranteed with a major credit card. If you are paying by credit card, you represent that you are the account holder and/or authorized user of the account. If for any reason La Mirage Condominiums believes your payment may be refused by the card processor, La Mirage Condominiums may ask you for a different form of payment. Upon La Mirage Condominium's request, you will immediately provide another form of payment and adequate proof that you are the account holder or an authorized user on the account used for such payment (such as government-issued ID that matches the same name on the account). La Mirage Condominiums may cancel your reservation or remove you and all Occupants from the Property immediately if you fail to provide a form of payment that can be validated by La Mirage Condominiums. We may share your credit card information and other information about you if we suspect fraud.
Long Term Rental (30 Days or more / Winter Season Only)
Deposit due upon booking for Long Term Rentals is 50% of the first month’s rent at the time of booking. Final payment of the remaining total reservation cost will be due 15 days before your scheduled check in date for your vacation rental. Personal Checks are not accepted for the remaining balance due. Rentals of thirty (30) days or more are exempt from occupancy tax. Payment for 30-day periods can be made in advance at any time prior to 15 days before arrival with full amount due on the 15th day prior to arrival.

DAMAGE POLICY
As a condition to the rental of all vacation properties, La Mirage Condominiums reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, La Mirage Condominiums is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.
UPON ARRIVAL
If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay.
PARKING
All guests must register their vehicles at the front desk upon arrival for parking passes. Each Vehicle on property must show ID & provide License plate number for each registered vehicle. Virtual Registration is sent two days prior to Check In date and this information will need to be confirmed upon Check In. There will be one parking pass issued for the covered parking garage and all other passes will be for uncovered parking spaces. Parking in unauthorized spaces or parking on property without parking passes can result in towing at the vehicle owner's expense.
EMERGENCIES / MAINTENANCE
In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the La Mirage Condominiums office (leave a voice message if there is no answer) at 361-749-6030. If it is after office hours, we will make every effort to return your call as soon as possible.
ARRIVAL TIME
Check in is at 4:00 PM. An early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your schedule check in time.
DEPARTURE TIME/ CHECK OUT PROCEDURES
Check out is at 11:00 AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged a fee for each hour beyond 11:00 AM you are still on property, at a minimum of one hour. If the unit has not been vacated by 4:00 PM, a fee equal to the rental day of one day may be assessed.
In addition to checking out by 11:00AM, the Guest should complete the following steps upon their departure:
Leave beds unmade, place used towels on the floor
Be sure to place dirty dishes in dishwasher and start the cycle prior to departure; OR wash, dry and put away all dishes, pots, pans, silverware, and utensils if the dishwasher is not utilized
Empty refrigerator and clean up spills
Set air conditioning to 74 degrees in spring/ summer months; set heater to 68 degrees in fall/winter months (if applicable)
Take bagged trash to proper receptacles on property
Close all blinds (if applicable)
Close and lock all doors and windows
Return keys to front desk. (up to $10 charge per key if not returned)
WEATHER AND UNFORESEEN EVENTS
La Mirage Condominiums does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather / road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions.
ACTS OF GOD AND CONSTRUCTION NOISE
Neither La Mirage Condominiums, representative of La Mirage Condominiums or Owner of individually owned unit shall be liable for events beyond their control which may interfere with Guest's occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war and construction noise from nearby sites or the Property. No rebate or refund will be offered in these circumstances.
CANCELLATIONS:
Short-Term Rentals (29 Days or Less)
Cancellation / Changes to Itinerary: All reservations must be fully paid 15 days prior to arrival date. After this time (15 days prior to arrival) all reservations are non-cancellable and all monies are non-refundable. Notice of cancellation must be given on the 15th day or more prior to arrival to be eligible for a refund, minus a $50.00 cancellation fee. Once within 15 days of arrival any changes to the itinerary will not be eligible for a refund. La Mirage does offer each guest the option to purchase travel insurance to insure their reservation against covered perils that may interrupt or otherwise prohibit their stay.
Long-Term Rental (30 Days or more / Winter Season Only)
For long-term stays, at least 30 days' notice must be given to be eligible for a refund, minus the $50.00 cancellation fee. Guest agrees that no refund will be made for early check-outs once they have checked in to the property. If the Guest does not cancel the reservation and does not arrive for the Guest's rental period, all monies paid will be forfeited. Power/weather-related cancellation: La Mirage Condominiums does not issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires. La Mirage does offer each guest the option to purchase travel insurance to insure their reservation against covered perils that may interrupt or otherwise prohibit their stay.
SUBSTITUTION OF UNIT
On rare occasions, due to ownership changes, properties being removed from rental use or a need for extensive repairs or maintenance and management personnel access to the unit for service or repairs. This shall include, but not limited to regular monthly pest prevention, regular service for air conditioning and appliances. La Mirage Condominiums shall exercise the right of access in a reasonable manner. This is an associated risk of renting a single-family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the condo is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right refund at our discretion or offer to relocate you to another unit if available.
PERSONAL PROPERTY/VALUABLES:
Lock all doors when you leave your accommodations. Do not leave money or valuables unattended. Neither La Mirage nor Owner will be held liable for any thefts. Thoroughly check all drawers and closets before departing. Agent only returns left behind items upon request at the Guest's expense which includes a $25.00 USD shipping fee.
FURNISHINGS
Furnishings are subject to change without notice. If you require special furnishings or equipment, please bring them with you.
APPLIANCES AND EQUIPMENT
Follow all posted or normal instructions for appliances, heating and air conditioning, TV's, television equipment, internet equipment or other devices. La Mirage Condominiums and Owners of individually owned units cannot guarantee against mechanical failure. Do not abuse equipment or alter settings. If you have a problem, please discontinue use and inform La Mirage Condominiums' staff immediately to prevent damage. We will make all reasonable efforts for efficient repairs. No refunds will be issued for equipment malfunctions.
NUMBER OF GUESTS
Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact La Mirage Condominiums for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the unit can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival. Maximum Occupancy limits strictly enforces. I understand that the maximum occupancy allowed in this unit is people total.
EVENTS AND COMMERCIAL PHOTOGRAPHY
Events and commercial photography or filming are prohibited at the Property or any of the individually owned units without our express, written permission. If approved, additional terms and fees may apply. Guests are welcome to reserve the conference room for an additional fee in the event there is an organized gathering (subject to availability-contact La Mirage Condominiums for more details).
LINENS & TOWELS
Towels, sheets, pillows and blankets are not meant for outside use.
POOL RULES
Only registered La Mirage guests and residents are permitted to use pool. Absolutely no glass containers or pets allowed in pool area. No diving, horseplay or running. There is no lifeguard on duty, so please swim at your own risk. La Mirage is not liable for any injury. Pool hours are from 9AM-11PM daily. Out of the safety and consideration of other guests, please do not bring inflatables or large floats.
SMOKING
La Mirage is a smoke free property. Smoking is not permitted in any common areas or in any units or balconies. Smoking is not permitted in any La Mirage Condominiums property. This includes vaping and electronic cigarettes. If there is any smoke residue in the unit after your departure, you will be charged a minimum cleaning fee of $200. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning and any additional costs up to and including replacement of furniture or upholster items if necessary.
GRILLING
There is a designated grilling area on property. Under no circumstances are grills allowed on the patios of the individual units.
PETS
No pets are allowed in any La Mirage Condominium properties. If any sign of a pet is discovered, then Guest authorizes La Mirage Condominiums to charge Guest and additional minimum $500 cleaning fee. Any charges owed by Guest may be charged by La Mirage Condominiums to the Guest's credit card on file in addition to seeking any relief provided by law.
CHILDREN
All Children must be accompanied by an adult which includes pool, hot tub and unit balconies. No children under the age of 14 are allowed in the hot tub at any time. The beach and open waters present certain dangers, thus requiring constant adult supervision. There is no lifeguard available at the pool, hot tub or beach. Swim at your own risk. La Mirage Condominiums or owners of individually owned units are not responsible for accidents, injury or death.
CABLE TV / INTERNET
Unless otherwise specified, all units are equipped with Digital Cable Television and high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. La Mirage Condominiums contracts out the Cable Television and Internet service and has no control over outages caused by the vendor. La Mirage Condominiums is unable to offer any discounts or refunds due to interruptions outside of La Mirage Condominiums control.
PLUMBING
Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.
RIGHT OF ENTRY
Guest(s) agree that La Mirage Condominiums reserves the right to enter the rental property at any time for maintenance, repairs, or the enforcement of this Agreement. Guest(s) shall allow maintenance and management personnel access to the unit for service or repairs. This shall include, but not limited to regular monthly pest prevention, regular service for air conditioning, appliances, or water sensors (if applicable). La Mirage Condominiums shall exercise the right of access in a reasonable manner. This is an associated risk of renting a single-family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the condo is unavailable for any reason as determined in our discretion, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another unit if available.
SECURITY & SAFETY
Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. La Mirage Condominiums does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard and city ordinance.
GUEST BEHAVIOR POLICY:
Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, property staff, traffic flow, or the community and that will not prompt complaints to La Mirage Condominiums from police, neighbors, or neighborhood or homeowner associations. Any behavior which is deemed to be disrespectful to the staff other guests or the property will result in immediate removal from the property with no refund provided. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. You and other Occupants agree to abide by all applicable parking restrictions and limitations.
PENALTY FOR VIOLATION OF THIS AGREEMENT:
If Guest violates any of the conditions or restrictions of this Agreement, the Guest agrees that the Agent and/or Manager of the property may terminate this Agreement and enter the Property. Upon notice of termination of the Agreement, the Guest and all invitees of Guest shall vacate the Property immediately without being entitled to any refund of rent or security deposit.
INDEMNIFICATION & HOLD HARMLESS
While La Mirage Condominiums and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. La Mirage Condominiums and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. La Mirage Condominiums and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify La Mirage Condominiums and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
